Look beyond the listing

Listing photos of a home, commercial space or building do not show every detail. Where permission and access are available, we visit the property and share photos of its visible condition, entrance, common areas and features that could affect your use. We note observations such as damp marks, maintenance issues or access difficulties.

Does the location suit you?

We research distances to hospitals, schools, public transport and main roads. We consider walking and driving separately, noting that estimated times vary by route, time of day and traffic. We look at nearby amenities in light of your living or business priorities.

Safety and possible issues

We observe entrance controls, lighting, local activity and conditions at the time of the visit. We identify the sources of information we obtain. If there are visible cracks or other concerns, we flag the need to consider a specialist inspection. Observation alone cannot establish earthquake resistance or guarantee that an area is safe.

You can spot differences between the listing and the situation on site, and ask the right questions before moving or buying. The report includes photos, distances, location advantages and points to consider. Title, planning status, valuation and structural safety require separate specialist checks. We do not broker property purchases, sales or rentals.
